Here is an example of a property sale in Cape Verde –  as an example. Property purchase price Euro 54,225

1. General emoluments (simulation for an acquisition of ± CVE 6,000,000  [Euro 54,225], without mortgage)
  a. The act of public registry of deed of title (Escritura Pública) = CVE 65.000  [Euro 589)
  b. Registration of the Contract of Buying & Selling = CVE 60.000  [Euro 544] - property tax registry office)
  c. IUP (Imposto Único sobre Rendimentos – conveyance tax) = 3% of the value of the purchase  
2. Expenses of the attorney office = the total cost will be 1500 euros, and includes all legal advice and procurement /solicitors. Solicitor will check if the land and project was approved by the local government and provide analysis of the analyse and advise accordingly.
3. Necessary documentation:
  a. Certificate of inscription at the matriz predial;
  b. Certificate of inscription at the registo predial;
  c. Location Plant (Planta de loteamento)
  d. The procurator's NIF (fiscal number)
  e. Procurement for the attorney
  f. Photocopy of the documents of identification of the Vendor and Buyer,
  g. Identification complete with: name, place of birth, single/divorced or married (and spouse details), residence, fiscal no. in the origin country
